Where are the villas located?
You will not find any prices on our website for the houses available on the French Riviera. A luxury villa is usually priced from 2,000,000€ to 60 million Euros. We do not work with properties priced below 2,000,000€. One of the first questions Emilia will be asking you is what your budget is as there is such a broad range.
The best time to come and buy your villa on the French Riviera is in the spring or the Autumn/Fall months. The area is far quieter and houses are not being used by owners or rented.

Cap Villas is a company with a Carte Professionnelle in France - a legal requirement to be able to sell French properties. We work directly with a French Real Estate company that has direct access to all the villas in the area. We act for the buyer and they act for the seller. We split the commissions on sales 50/50.
We can arrange for engineers, architects, builders, and other French property specialists to go in and audit the property for you before you do anything. This report will be invaluable in the security that you are buying a correct property on the French Riviera.
Once you have accepted the villa offer, you will be asked to sign a compromis de vente. You will then have to pay a deposit to the Owner’s Notary. We have a good relationship with a local notary and are happy to introduce you to them. We do not take any fees for doing this - our advice is completely impartial. We work with bilingual, English accountants in Nice on the Cote D’Azur, and we can make sure you have the best tax advice before moving money around and buying your property in France.
Once both parties to the property sale have signed the compromis, a few months later you will be required to sign the Acte De Vente with the existing owner and then make the final payment. Finally, once all is done you get the keys.
